What we need from you:

1 Your name, address, contact numbers (telephone/fax/email) and best time and method to reach you.
2 A brief statement of what you may be looking for. For example, how much you would be willing to pay, how much you would like to invest etc.
3 A geographic area you are interested in. If nationwide, please state that.
4 A brief statement as to what your investment expectations are. For example, are you looking at a buy/improve/sell investment or are you looking at a long-term investment. What do you feel is a reasonable return on your equity? Anything you can give us to help get you in the right deal.
5 A time frame you are looking at. For example, if you are in a 1031 exchange, what is the extent of the time period?
6 A statement regarding the management of the facility. In other words, would you consider us to manage the property if
you acquired it?
7 A brief statement about your knowledge and experience of self storage.
8 If you are currently working with any specific brokers, we need to have that information

What we will do for you:

As we review each opportunity that we are exposed to, we will compare your information with the investment and if it meets your criteria, we will contact you with the information. After we have discussed the opportunity, we can work with you on you're due diligence study, on helping you line up financing and we can also work with you in the transition and management of the store.

Our current and many of our former clients are continually looking to improve and expand their current self storage portfolios. If you are considering selling your facility, we may be able to help you achieve that goal. Because we have been involved in this industry for a long period of time, we have the ability to help you sell your facility. We have numerous contacts in the brokerage business; the lending business and we have access to capital that may be required for a new owner.

What we need from you:

1 Your name, address, contact numbers (telephone/fax/email) and the best time and method to reach you.
2 Your asking price and terms for the investment. For example, do you have an assumable mortgage? Are you willing to carry-back any of the deal?
3 A brief description of your property including the number of units, land and building square footage, a rent schedule and an estimate of operating expenses. We also need your current occupancy percentage and an estimate of your monthly gross income.
4 Your time frame for selling and any contingencies attached (for example, you want to do a 1031 exchange, etc).
5 Pictures of your facility.
6 Any other bit of information that may help us to initially evaluate your facility for one of our clients.

What we will do for you:

Once we have reviewed your information, we will contact you and discuss your particular deal and we will give you several ideas on how to successfully sell the facility. We will also give you a checklist that will prepare you for a buyer's due diligence items and we can work with you on getting this done. Lastly, we will contact our many valued clients and present the deal to them in a professional manner.

We are not Real Estate Brokers and will not perform broker services, however, we may be able to give you some ideas of how to best sell your property before it ever gets listed. We also work with numerous reputable Real Estate Brokers and will share that information with you.
